What Garage Door Lock Service Includes
A sectional garage door can be locked four ways. The interior slide lock is a spring-loaded bolt that shoots through a hole in the vertical track. A keyed T-handle on the outside turns a cylinder connected by cables to latches at both sides. A keyed deadbolt goes through the track from outside. And on a door with an opener there is the electronic layer: the lock button on the wall console that disables the remotes, the keypad, and a smart lock, an automatic deadbolt that throws itself when the door closes.
Manual locks and openers do not mix
An engaged slide lock on a door with an opener is the most expensive lock in the garage. The opener does not know the door is locked; it pulls until the drive gear strips or the arm folds the top section. So on opener doors we remove the old manual lock, use the console lockout or a smart lock instead, and shield the emergency release so it cannot be fished from outside. Frozen Cylinders, Stiff Bolts and a Dark Alley by 4:30
An exterior keyed handle faces the weather. Meltwater runs into the cylinder during a thaw, freezes overnight, and the key will not turn or snaps off in the lock. The fix is a dry graphite or PTFE lock lubricant in the fall, not an oil spray, which holds water. Slide bolts bind for a different reason: a door that has shifted a hair in the cold, or a seal frozen to the slab, pushes the bolt against the edge of the track hole.
Winter also changes who is in the alley. It is dark by 4:30 PM from November to January, and a door with no lock and an exposed release cord is a quiet way into a garage.
