Why Hopkins Garage Doors Fit a 1920s Lot

Hopkins is one of the oldest and smallest suburbs, four square miles built around Mainstreet: 1900s to 1940s houses on 40 and 50 foot lots behind downtown, Interlachen Park's 1920s to 60s houses south of Excelsior Boulevard, and 1950s ramblers in Park Valley, Peaceful Valley and Bellgrove. Most garages are detached, on an alley or a long side drive.

The classic Hopkins garage is a single stall at the back of the lot with an 8x7 opening, a low header, a wood door swapped for thin steel in the 1990s, extension springs with no safety cables, and a chain drive with no headroom to spare. Today's SUVs scrape the jambs, so bent track and off-track doors are a common call ($150 to $350), and a bang followed by a door that will not lift is a spring, $143 to $333 each. Our off-track guide explains why running the opener makes it worse.

Interlachen Park, Bellgrove and the rebuilt second stall

Interlachen Park houses run bigger, with attached or carriage-style garages whose openings were sized by an architect rather than a catalog, so a replacement door is measured, not ordered by number. Elsewhere many owners are on a rebuilt two-stall garage on the old footprint with a 16x7 door, and a wall-mount opener frees the ceiling where the roof is low. Standard steel runs $699 to $1,515 installed and an insulated door running $1,188 to $4,536; the new garage door cost guide compares them.

What a Hopkins winter does to a detached garage

A detached garage is unheated and its slab sits at grade, so meltwater off the alley or side drive runs under the door and freezes the bottom seal to the concrete; the opener tears it or stops. Freezing weather turns spring steel brittle, so a 1990s extension spring snaps on the first sub-zero morning; grease thickens until the chain drive strains; salt off Highway 7, Highway 169 and Excelsior Boulevard rusts lift cables and bottom brackets; and the gap under a worn seal lets in the mice. Our weather seal guide covers drafts, ice and mice.

EmergencyCar trapped behind a broken spring in Hopkins?

Do not lift the door by hand or with the motor; with the spring gone a single-stall door is well over 100 pounds of dead load. Do not touch it, just call (651) 888-8270; emergency repair in the metro moves ahead of the routine calls.

Challenge 01

Alley Garages on 40-Foot Lots

Single stalls at the back of the lot with 8x7 openings, low headers and no room to swing an SUV, so tracks bend and doors jump their rollers.

Our Local Fix: Track straightened or replaced, rollers reset, a 9-foot door on a rebuilt jamb where the lot allows.
Challenge 02

Interlachen Park and Odd-Size Openings

Garages drawn to suit the house, with openings and headers no stock door fits, and carriage doors the street expects to see again.

Our Local Fix: Custom-size carriage-house or wood-look doors measured to the opening, low-headroom track, wall-mount openers.
Challenge 03

Unheated Slabs and Salted Cables

Meltwater off the alley freezes the seal to the slab, salt off Highway 7 rusts cables and brackets, and old extension springs snap on the coldest morning.

Our Local Fix: Cold-rated bulb seals, new cables and brackets, safety cables or torsion conversion, force settings checked.

Hopkins Questions

Frequently Asked Questions From Hopkins Homeowners

Extension spring prices, low-ceiling openers, mice under the seal and which streets we cover.

How much does garage door spring replacement cost in Hopkins?
$143 to $333 per spring, $160 to $370 for the usual single door. Most detached Hopkins garages run a pair of extension springs; we replace both, add the safety cables the original install never had, and convert to a torsion spring where the header allows. The number is written before we start.
Do you serve all of Hopkins?
Yes. Hopkins is 8 miles from downtown Minneapolis and a short run from our Golden Valley office, so Mainstreet, Interlachen Park, Bellgrove, Park Valley, Peaceful Valley, Hobby Acres and the streets off Shady Oak Road and Blake Road are all on the regular schedule at Minneapolis prices, 7 AM to 11 PM daily.
Why are there mice and a draft in my detached garage every winter?
The bottom seal. On a 1950s slab at grade the rubber wears, cracks in the cold and pulls loose where it froze to the concrete, leaving a gap along the bottom edge that mice walk through and wind comes under. A cold-rated bulb seal on a sound bottom rail, or a threshold seal on an uneven slab, closes it for $85 to $200; brittle side weatherstripping is replaced at the same visit.
Which opener fits a Hopkins garage with a low ceiling?
A wall-mount jackshaft opener. It bolts beside the torsion shaft instead of hanging a rail from the ceiling, so it works where there is no headroom and leaves the ceiling clear for storage. Where the header is too low for a torsion shaft, a compact belt-drive rail with low-headroom track is the alternative. Both run $315 to $452 installed in most cases, and both take battery backup.
