What Gate Repair and Opener Service Includes
Driveway gates come two ways. A swing gate hangs on hinges from a post, one leaf or two, and is moved by a linear arm or articulated arm operator. A slide gate rolls along a V-track set in the driveway, or cantilevers on rollers off a rear post, and is pulled by a chain-drive operator. Around either one sits the same electronics as a garage door opener: photo eyes, a loop detector buried in the driveway, a keypad or intercom at the post, remotes, and often a battery backup or a solar panel.
The posts are the gate
Most swing-gate trouble in the Twin Cities is a post that has moved, not an operator that has failed. A post set shallow heaves with the frost, the leaf drops a half inch, the latch misses, the photo eyes lose each other and the operator arm runs out of travel. We plumb the post and re-hang the leaf before we touch the electronics, because an operator adjusted to a crooked gate is wrong again by spring. Do not force a stuck gate by hand or nudge it with the car. A slide gate weighs several hundred pounds and rides on two or three rollers; pushed off the track it falls. A swing gate arm bent by hand is a new arm. Use the operator's manual release, and if the gate is frozen to the ground, warm water and a few minutes, the same approach as a frozen-shut door guide.
Frost Heave, Ice in the Track and a Snowbank in the Arc
The ground under a driveway gate freezes deep here, and a post not set below the frost lifts a little every winter and settles a little every spring, rarely to the same spot. The gate drops with it: the latch misses, the limits are wrong, the photo eyes lose each other. Slide gates have the other problem. Meltwater freezes in the V-track, the rollers climb the ice, and the chain jumps. Then the plow leaves a bank where the leaf needs to swing, and the operator trips its force limit or strips trying.
Cold also thickens the grease in the operator, and a battery backup fades below zero. What helps: keep the track and the swing arc clear, cold-rated lubricant on hinges and chain in the fall, lithium batteries in keypads, and the operator's force checked for winter.
