What Panel Replacement Includes
A sectional garage door is four or five horizontal sections hinged together, and each one can be unbolted and swapped. A bumper into the bottom section, hail on the top two, rot along the bottom rail of a wood door: none of these means the door is finished, as long as the springs, track and the other sections are sound.
When one panel makes sense, and when it does not
- Replace the section when one or two panels are damaged, the door is roughly 15 years old or newer, the manufacturer still makes that model and color, and the rest of the door balances normally.
- Replace the door when three or more sections are hit, the panel is discontinued with no close match, the bottom rail is rusted through on more than one section, or it is an uninsulated steel door on an attached garage. Then a new door at $699 to $1,515 (insulated $1,188 to $4,536) is the better buy, with financing available on new doors.

Identifying the Section
Clopay, Amarr, Wayne Dalton, C.H.I. and Overhead Door stamp a model label inside the door. From it we match the panel design (short raised, long raised, flush, carriage-house, ribbed), gauge, color and insulation so the new section does not read as a patch.
Discontinued Panels
Designs change every few years. When the exact section is gone we source the closest current match, and when the difference shows we hang the new section at the top of the door where the eye does not land. You see a sample before we order.
Bottom Section, Seal and Brackets
The bottom section is the one that rots and rusts in Minnesota. Replacing it means a new bottom seal and retainer, and the bottom brackets moved over under controlled spring tension.

Bumper Dent in the Bottom Section
Backing into the door in a tight alley garage folds the bottom panel inward. It usually still runs, but the crease hardens and cracks at the hinge line.
Rust or Rot Along the Bottom Rail
Steel rusts from the inside of the bottom rail out; wood rots where the seal holds water against it. Once it flakes, the bottom bracket has nothing solid to bolt to.
Crack at the Hinge or Stile
A hairline crack where the hinge bolts through spreads with every cycle until the section splits. Cheap to replace now, a door off its track later.
Buckled Top Section
The opener arm pulls on the top section thousands of times; on a 16-foot door with no strut it eventually bows. New section plus a strut this time.
Hail Dimples Across the Face
Twin Cities hail leaves a field of dents that rarely affects how the door works. Two or three sections are replaceable; a whole face of damage is an insurance claim for a new door. We document either way under storm and impact damage repair.
Do not unbolt a cracked or rusted bottom section yourself. The bottom brackets on that section anchor the lift cables, which are under full spring tension whenever the door is down. A rusted bracket can let go while you are working on it. We release the tension first, every time.
Why the Bottom Section Dies First in Minneapolis
Every afternoon thaw sends meltwater under the door, where it sits against the bottom rail and freezes overnight, with road salt dissolved in it. On a steel door the bottom rail rusts from the inside, behind the paint, so it looks fine until it flakes; on a wood door in Nordeast or Highland Park the rail wicks water and rots behind the seal. A seal frozen to the slab then tears the rail loose when the opener pulls.
